Ex Trotto, Milan

Milan's northwest is getting a green makeover with the Ex Trotto Milano (EXTM) urban regeneration project.

The former racecourse, a 130,000 sqm in one of the city’s greenest residential zones, will become a thriving metropolitan hub focusing on pedestrian-friendly living.

Hines is leading the charge to transform the historic Ex Trotto site, which has been dormant since 2012, into a vibrant urban centre seamlessly integrated into the surrounding neighbourhood.

The master plan is signed by the international architectural firm Kohn Pedersen Fox Associates (KPF). It is designed with the main objective of creating an inclusive area with respect to the heritage of the Ex Trotto and the surrounding neighbourhood. But it doesn’t stop there! EXTM is setting its sights on becoming a model of sustainable urban development, featuring nearly zero-energy residences, ample pedestrian green zones, and community-focused services. All while preserving the area’s historical significance by regenerating the protected Ex Scuderie and Ex Fienili del Trotto buildings.

This project contributes to the European agenda, aiming to “green urban and peri-urban areas.” Ex Trotto Milano, where LAND is in charge of the landscape design, plants over 700 trees and creates 50,000 square meters of new public greenery, enriching biodiversity and ecological value.

The green landscape comprises several unique areas:

  • The Ring Park: Honoring the historic Trotto track, this park preserves its unique shape, creating a dynamic and biodiverse ecosystem, thus becoming “1 kilometre of biodiversity.”
  • The Central Park: A natural haven for residents, mitigating urban heat islands and offering acoustic protection.
  • The Radial Park: A green oasis for the neighbourhood, perfect for outdoor activities.
  • Connecting Pathways: A network of pedestrian-friendly spaces and green areas. Piazzale dello Sport and Via Palatino are also transformed, enhancing green connectivity.
